The Department of Municipalities and Transport (DMT) has unveiled a range of fully digital services through the TAMM platform to streamline ranch lease management transactions across the emirate in line with the DMT’s Guideline for Regulating Ranches Affairs.
These include Exchange of Ranches Between Individuals, Ranch Replacement and Ranch Waive Between Individuals for breeding ranches in regulated areas. Exchange of Ranches Between Individuals allows two leaseholders with valid tenancies to exchange their contracts on one-time basis, subject to mutual agreement and approval from the relevant municipalities. In the case of Ranch Replacement, a current tenant may request to replace their ranch with one in a different site from the municipality’s available portfolio. This will result in a new contract being issued and can only be performed once.
The Ranch Waive Between Individuals allows current occupant to transfer their rental agreement to another individual, subject to the new tenant meeting the required eligibility criteria. The original leaseholder must also sign a legal declaration waiving any future rights to acquire another ranch from the municipality.
Each is designed to provide leaseholders with greater flexibility in managing their ranches, all while ensuring transparency and efficiency through a fully digital process that eliminates the need for in-person visits or paperwork.
Through the TAMM platform, users can submit the required documents as well as track their application status online. Once approvals are granted and relevant fees are paid, contracts can be downloaded directly from the platform with ease and efficiency Applicable fees include 3.6 per cent of the lease value as a service fee, AED500 for contract registration, and a standard annual rental fee per square metre based on whether a ranch is fully serviced or not.
His Excellency Rashed Al Kaabi, Executive Director of Operations Support Sector at DMT, said: “The introduction of these digital solutions marks a significant milestone in in enhancing ranch lease management through the TAMM platform. By integrating land and property management transactions, the services improve access, simplify procedures and enhance transparency, ultimately increasing customer satisfaction and allowing users to track their applications online.”
